Keyword Research for Local Marketing

For local marketing, you need keywords of local flavor for targeting. So, suppose you have to market a Real Estate business in San Diego area, your keywords for local marketing may look something like this:

Condos San diego
Apartments in Chula Vista
buy condos around imperial beach
Real estate agent around Sad Diego downtown

Now, getting this kindof list with any keyword tool is practically impossible. But what if you could make a dynamic webpage on each of those keywords to gain rankings on some of the most odd but highly targeted keywords? That will help you dominate local real estate market.

The structure of Local keywords

Before we get into Local keyword research, its important to understand the structure of these keywords. Here is an example:

Phrase: ‘buy condos around imperial beach‘

The phrase can be broken down into 3 parts:

Context keyword: ‘buy condos‘ – which sets the basic context of the keyword

Geographical Adjective: ‘imperial beach‘ – which tells something about the geographic area

Connector word: ‘around‘ – which simply connects the two above.

Sometimes, connector might be missing or geographical adjectives could be accompanied with price adjectives. Such a keyword may look something like this: ‘buy affordable condos imperial beach‘

Steps to do this

Here is how to generate local marketing keywords it with KeywordCountry:

Step1: Keyword list of Contextual keywords

As per the phrase structure above, you need to generate a list of keywords that define the context of the keyword. We will make a list of all contextual keywords related to real estate industry. Here is a step by step guide on finding the best possible keywords with KeywordCountry.

Step2: Making a list of Geographic Adjectives

Here comes a little tricky part. Make a list of all the geographic areas that you would like to target with your local marketing. These may include:

Sub geographic regions
Zip codes
City name
City codes
State name
State codes
Country codes

.. or whatever that represents your local area that you wish to target. More detailed it is, the better penetration you will have. Think of it as zooming into an online map, the more you zoom in, more details appear on the map.

Prepare a list of all the city codes, zip codes or sub geographic regions and put it in an another text file.

Step3: Design your local keyword phrase

Start ‘Key Phrase Generator’ module in KeywordCountry

Click ‘+ Add your own keyword list’ link to add list of Real estate keywords (Contextual keywords)

Similarly, add the file with the list of all geographic areas (Geographic Adjectives)

Drag ‘Real Estate’ keyword list in the Key Phrase designer
Drag list of geographic keyword list to the box next to it.
Click Generate keywords

Now, lets design an another phrase that also uses a ‘connector’ word in the phrase (like around, nearby).

Click BACK button
Click NEW to add an another keyword phrase combination
Drag ‘Real estate’ keyword list and write ‘around’ after that with a space
Drag list of geographic keyword list to the box next to it
Click Generate keywords

(Note: Alternatively, You can simply add connector in place of second word and turn off its compulsory check and place geographic adjective in the third word place)

This will double your list of keywords and this time, you will have an another set of keywords that uses the connector word with it.

Real estate san diego downtown
Buy condo imperial beach
Affordable condo chula vista

Real estate agent around san diego
Real estate around san diego downtown
Buy condo around imperial beach
Affordable condo around chula vista

You can add as many connectors as you want or even add a list of connectors and make it mix like that.

Now you have a huge list to dominate local search results / paid rankings. Enjoy domination over local competitors.

Tips

Tip#1: Create a common page for all these keywords

You already know by now that pages on each keyword goes a long way in tapping traffic from search engines. You can create a dynamic page that changes all the keywords on the page to the keyword passed in the URL.
